  1. That’s one ugly looking project! At the very least, they could have tried to have made this esthetically pleasing. It should be sent back to the drawing board. And yes, this up zoning has gone too far and it is time to push back.

  2. I have reached out to Eric (Planner at Saanich) for clarification regarding the visitor parking and the parking situation entirely. It appears there are perhaps 5 guest spots—and a parkade but I could not verify the number of stalls. Perhaps this is in-line with Saanich guidelines, but I question it nevertheless. These questions were probably answered at the meeting I was unable to attend. Overall, I like the proposal and feel it would add needed housing to the area—and the church isn’t winning any beauty pageants or adding anything to the neighborhood in my opinion. My primary concern is the density the 3-story unit brings. I can’t speak for the adjacent neighbours, but if it were me, I would certainly not want a three-story building looking onto my backyard. I feel another set of townhome style buildings would be more congruent with neighborhood sitelines and density….while still adding housing…a bit of a compromise. I went on record opposing the 23 unit building…but if provides parking opportunities below grade, perhaps it’s necessary for the project to proceed?

  3. This project is too big – too many units – too high. The neighbours agree that housing is needed and this is a good place to put some but 25, 2 story townhouse with surface parking will fit the LAP & OCP properly. As the development is proposed it (from everything I read) does not fit the area or those official plans. Also. underground parking is expensive, disruptive and unnecessary if it were a smaller development.
